Termite Inspection

The VA Home Loan Program helps veterans and their families into good, quality homes. But before the deal goes through, the VA needs to know it's free of termites. This involves an inspection and most of the time it is a mandatory part of the process. See the map (below) to see if your state is within the natural termite zone.

Termite Infestation Map developed by the US Forest Service in the 1980s. An estimate of termite zones based upon the scientific studies conducted by the Forest Service. This is for subterranean termites only.

Many types of homes need this inspection. Even condos in "low-rise" and "high-rise" buildings could require an inspection is the appraiser feels the need.

In the other states, the inspection is only mandated by the VA Appraiser during the appraisal, but individual counties in that state can also mandate the inspection. Check to see if your county requires the Termite Inspection. See "Local Requirements" on

VA Loan lenders. like us, will require an invoice showing who paid for the inspection. This means that the seller of the home will probably be the one to pay for the termite inspection because in most states, the borrower does not need to pay for the inspection!

However, you the borrower will pay for the inspection in these 9 states:

*For Refinancing loans (VA Cash Out Refinancing): The borrower will pay the termite inspection fee.
